1.) Is there something else that I need to know before booking the place?

Ans: Yes, please read our amenities, inclusions and house rules before booking the place, so you will be guided accordingly on what to expect on our listing. We want to set your expectations.


2.) Are there any requirements before checking in?

Ans: Yes, you need to submit a photocopy of your ID upon entry or you can leave your valid ID.


3.) Can I can cancel my booked reservation?

Ans: Yes. Full refund for cancellations made within 48 hours of booking since we have strict cancellation policy. But we allow guest to reschedule their reservation on a later date in case of emergency.


4.) Is self-check in option available?

Ans: Yes, it is available to someone who wants to check in late than the usual. Please advise host in advance. Self-check in instruction will be sent to the app or your guidance. However, we would love to meet and assist you during the check in process if possible.


5.) Is the pool open? When is the gym open?

Ans: Yes. Pool is open from 6am till 10pm except Mondays and Wednesdays. And gym is open everyday except Mondays. We only have 2pax FREE pool access in excess there is a pool fee of P100/pax but we can give discount for group booking.


6.) Is there a cleaning fee?

Ans: Yes, there is a cleaning fee in order for us to maintain the high standard of cleanliness and to ensure the safety of our guests for each and every stay. However, whenever there is a promo cleaning fee is already included. And to ensure the safety of our guests for each and every stay.


7.) Do you give discount?

Ans: Yes, we are running a promo from time to time. Add us on your favorites so you can check us back for promos and discount.


8.) Do you have FREE parking for car or motorbike?

Ans: Ans: Yes, we have limited FREE open space parking ( first book, first reserve basis). PAID parking is also available in an open space P10/hr and basement P20/ hr or flat rate P300/day. Please coordinate with the host before booking for availability.


9.) Can I smoke inside the unit?

Ans: No, we don't have a smoking area in the unit. We have a smoke sensor/detector inside the unit but there are some designated places where you can smoke. Any violators will be fine P2,000. Please coordinate with the host.


10.) Can I bring extra guests other than the booked guests?

Ans: No, we will only accommodate booked guests. Any guests caught sneaking another person will be heavily fined or kicked out from our place without refund. We also have strict no visitors' policy but you can coordinate with the host.


11.) Is the place shared with someone else?

Ans: No, the place is solely dedicated to our booked guests. Strictly no visitors allowed in the premise unless otherwise previously arranged with the host. We have cameras on the hallway for added security.


12.) Can I book using other payment options aside from credit or debit card?

Ans: No, Airbnb only accepts credit or debit card as a form of payment on the platform.


13.) Can I bring pets?

Ans: No, we don't allow pets on our listing.


14.) Can we have party on the place?

Ans: No, the place is suited for people who want to relax and spend quality time with love ones or bonding time with friends.


15.) Do I need to pay for any damage on property?

Ans: Yes, you need to declare that something has been damaged or broken as a way of showing respect to our property. We expect our guests to be professional and treat our place with outmost care.


16.) Is there a power interruption/building renovation?

Ans: We don't expect any power interruption, any renovation or construction but any other concern that may arise beyond our control as such service interruption by the internet provider, water leakage, device is not working, neighbors doing renovation work or nearby construction going on etc. Rest assured, we are here to assist you in any possible way to resolve the issue ASAP to the best we can.


17.) Can we cook?

Ans: Yes definitely! We have fully equipped kitchen that you can use. Please clean as you go after cooking. You can also opt for food delivery for your convenience and pick it up at the lobby entrance.


18.) Can we check in late?

Ans: Yes, certainly you can. We offer self-check in option. Please coordinate with the host. Standard check in time is 2pm onwards.


19.) Can we check in earlier than we're supposed to?

Ans: Yes, that can be arranged on a case to case basis and we charge for it. Please coordinate with the host.


20.) Can we check out late?

Ans: Yes, that can be arranged on a case to case basis and we charge for it. Standard check out time is at 10am. Please coordinate with. the host.


21.) Is there a nearby shop/convenient store?

Ans: Yes, there is sari-sari store within the vicinity. There is a new mall beside our place Waltermart Mall West Service Road Muntinlupa.


22.) Can we have an event in the place?

Ans: Yes, it's a case-to-case basis. It depends on what kind of event and the preparation needed.


23.) Is the place near the airport?

Ans: Yes, via Skyway from NAIA1,2&3 will take you 20-25 minutes or less. This is the fastest route from Pasay airport

***House Rules***


1.) Please respect our property/listing. We do our best to provide you the best customer experience during your stay. This an extension of our home to our guests.


2.) Our cleaners are all equipped with all the necessary skills and cleaning materials to keep our place clean and organize to meet our guests expectations and satisfaction.


3.) Everything is inspected after cleaning to see that everything is in order, functional and complete. We have daily inventory of all the items inside the room just to make sure that everything is accounted for. We will charge guests for all property or item damage inside the room. 


4.) Upon guests check in, please advise us within 5 minutes if something is not working or damaged so we can inspect and resolve the issue. If we don't hear anything from the guests, it means that everything is working well and in order.


3.) All aesthetics and decorations are in place so please do not rearrange or change the position without prior notice to the host.


4.) Please do not log in your personal Netflix account, All listing has its own assigned Netflix profile account. For any concern please contact host.


5.) We will require security deposit of P500 for couple and P1,000 for group. We expect that guests will clean our place before checking out. It means that they need to wash their dishes and the kitchenwares if they use the kitchen and put their trash in the garbage bin. The essence of cleaning fee is not to clean the mess that the guests create during their stay but rather the value we give in preparing the room before their stay. The security will be refunded back after checking the room that the guests has abide with the rules. We expect our guests to be respectful of our rules and should abide with it diligenty as professional individual. 


6.) Our bathroom engineering layout with drainage is different, that's why we would ask our guests to be extra cautious when the floor area is wet. Please keep it dry as much as possible to prevent mishap or possible accident. We won't be held liable for any negligent act by guests. 


7.) All kitchen wares are inspected and accounted for so we expect our guests to inform us in case of breakage or damage.


8.) Please place all used towels above the table, bed or chair before checking out. Missing towels will be charge to guests P500 each. 


9.) For any stains or blood stains on our beddings, linens, blanket or pillow case, there will be a charge of P500 which will be taken from your security deposit.


10.) Please turn off the AC when going out and after checking out but don't unplug it.


11.) Standard check in time is 3pm on this listings and check out time is 11am. In the event that the guests wants to check in earlier or check out late, we charge P150/hr for couple and group P200/hr Please coordinate with the host We expect our guests to be mindful, considerate and will check out on time. 


12.) Observe quiet time after 10pm. This is residential condo that people are particular about their quality time.


13.) Don't be rowdy or make too much noise that might disturb neighbors. We are here to provide quality time and relaxation to our staycationers not party goers. For any violation you will be reprimanded by security guard in charge. 2nd and consecutive offenses will be kick out from the property w/o refund.


14.) Please double check your personal belongings before checking out. We won't be held liable for any lost items or belongings. However, any item left or found is stored on our lost and found section box for reference.

Pool Guidelines and Instructions


Pool Access (Rules and guidelines for strict compliance) Pool is close every Mondays and Wednesdays. Guests unlimited pool access. Please coordinate with the host.

1.) Swimming attire is required. Men should wear swimming trunks or board shorts; Female should wear swimsuit or swimwear. No cottons no jersey.

2.) Taking a shower before dipping in the pool is mandatory

3.) Bringing of food and drinks in the pool side is strictly prohibited

4.) Swimmers are not allowed to loiter on the hallway to avoid it being wet

5.) Shouting and making loud noise is prohibited. Let us respect others within the vicinity.

6.) And lastly, be considerate, enjoy and have fun with your friends and family.
